Commercial carpet cleaning methods compared

Office carpets need more than vacuuming. The right deep-cleaning method depends on how dirty the carpet is, how fast it needs to dry and how often you clean it.

Hot water extraction

Often called steam cleaning, this sprays hot water and cleaning solution into the carpet and extracts it with strong suction. It removes the most soil and is the standard method for periodic deep cleans. Drying usually takes a few hours, so it is best done in the evening or at weekends.

Encapsulation

A low-moisture method where a polymer solution surrounds soil particles so they dry into crystals that are removed by vacuuming. It dries fast and suits frequent interim cleaning of busy walkways between extractions.

Bonnet cleaning

A rotary machine with an absorbent pad lifts surface soil. It improves appearance quickly but does little for deeper soil, so it is an interim method only.

Dry compound

An absorbent powder is brushed into the carpet and vacuumed out. Almost no drying time, useful where areas cannot be closed.

Good entrance matting reduces how much soil reaches the carpet in the first place, and is the cheapest way to extend carpet life.
